You don’t pay your buyer’s agent anything to represent you; the seller does. Nobody told me this when I bought my first home, so I wanted to let you know before you bought yours.

The big thing you’ll need is money for closing costs. Your lender will want a year’s worth of taxes and insurance up front in case something happens.
Next is your down payment. If you’re in the military or are a veteran, there’s a VA loan that can get you a home with 0% down. There are certain areas of the country where any homebuyer can get a USDA loan with 0% down as well. In certain parts of the city, all of the homes qualify for USDA loans. If neither of those options work, you can get an FHA or conventional loan for 3.5% down.
