Here are four home-selling mistakes you can avoid with a little planning.

Here are a few home-selling mistakes that you must avoid in this market:

1. Waiting until the last minute. Just because you’re ready to sell your home doesn’t mean your home is ready to be sold. Stuff accumulates in our homes over the years, so meet with your realtor to create a strategic plan to get the home ready for sale.

“A cash buyer is only going to give you one price.”

2. Making repairs that might not bring a return. We once met with a seller who put $30,000 windows in their home. I wish they had put $7,000 into their countertops because they would have gotten a much better return on that.

3. Selling to a cash buyer. It’s like going to a pawn shop. You’re only going to get one price. If you meet with an agent and take your time to prepare, you can sell for top dollar.

4. Not interviewing multiple realtors for the job. Ask about their references, their experience, and what they’re going to do to get your home sold. These are all things you’ll want to ask during the interview process.
