Here are the top things you can do for under $100 to prepare your house for sale:

1. Change out the lightbulbs. If there’s a burned-out lightbulb, change it. When we take photos for the listing, all the lights need to be working.

2. Clean the baseboards. Maybe you can get your kids to wipe these down since they’re closer to the floor. This is very easy and affordable; we said these can all be done for under $100, so use your kids!

3. Power-wash the front area of your house. If you don’t have a power washer, borrow one from a friend or neighbor.

4. Take down personal items. Put away personal photos, diplomas, and awards because we want the buyer to feel like it’s their home when walking through it.

5. Declutter before photos. Clean off all flat surfaces such as in your kitchen, bathrooms, on dressers, etc. If you have to leave something (like a lamp) make sure it’s one, three, or five items—this looks the best.

6. Clean up mother nature. Get rid of bird nests, wasp nests, and other pests in and around your home, as well as their droppings.

7. Eliminate smells. If you have a pet, your house likely smells, but you’ve become used to it. Ask someone you trust to give you an honest opinion; you can even ask us, we’ll tell you the truth. Freshen up your home so buyers aren’t turned away as soon as they walk in the door.
