Here’s why a seller would want to do a pocket listing.
A pocket listing is a situation where a home seller agrees to sell their home to a buyer without actually putting it up for sale on the multiple listing service. A homeowner could be drawn to this kind of sale because of a job transfer, a new home build, or maybe it’s a rental property that has a tenant in place. For higher-end properties, it might be someone famous that doesn’t want the publicity or simply doesn’t want the sales price to be publicly listed for fear of messing up tax values for the next owner. There are a multitude of reasons, and one out of every five of our sellers is selling their home as a pocket listing.
We are well-connected in the local real estate community and oftentimes have these listings in our back pocket for our buyers, many of whom are frustrated with the current lack of inventory.
